First, we engage

When you first make contact, we will immediately identify which of our specialist teams would be the best placed to deliver the result that you require.  That team will then provide a cost and time estimate allowing you to budget and plan.  These quotations will be provided personally during a meeting or call and then will be confirmed in writing.

You will then be sent our bespoke client welcome pack which will include a step-by-step transaction guide, the direct dial numbers for your appointed team as well as details of our specialist move concierge who will be able to assist you with your move.


Then we exchange

Once we are in receipt of the contract papers from the seller’s solicitor we will instruct the searches, it is at this point you should arrange for your survey to be carried out. Please bear in mind any timescales discussed are from the point these contract papers are received. We will review the contract papers and raise any necessary enquiries with the seller’s solicitor, whether this is in relation to an issue with the title, an extension or a previous insurance claim for example.

The enquiries we raise will delve deeper into any issues highlighted in the contract papers and can include any particular query you may have that we cannot answer and that will not be addressed by the searches and survey. Once we are in receipt of the results of the searches, full replies to our enquiries and a copy of your mortgage offer (if required) we will prepare a legal report which will discuss all of the documentation received during the course of the transaction. Once you have reviewed the report and are satisfied we will proceed to exchange contracts. This is a significant step as once the documentation has been signed you will have entered into a legally binding contract, as this stage neither you nor the seller can enter into any further negotiations or withdraw.

Our team will guide you through this process every step on the way and will also discuss with you next steps which will include setting the date for the big day – your move.

Allowing us to complete

Once the day for your big move has been agreed, we will ensure that all monies have been requested, and documentation has been executed ensuring a swift conclusion to your purchase or sale. Your team will be on hand to deal with urgent calls from estate agents, mortgage lenders and solicitors to ensure that there are no delays. We will also forward you our moving out/ moving in checklist to ensure that your move takes place smoothly and nothing is forgotten about.


And arrange for you to receive the keys

The passing over the keys is the start of a new journey and is something to be celebrated. Whilst your conveyancing transaction will be complete, our move concierge team will be in touch to see whether there Is anything further that we can assist with – for example a will or the preparation of a cohabitation agreement if you are planning to live with a new partner.
