Manchester’s new £400 million city centre development

Manchester, a city renowned for its industrial heritage and vibrant contemporary scene, welcomes a new addition to its evolving skyline – the recently unveiled W Hotel and W Residences. Here, Beyond Corporate Real Estate Paralegal, Davina Mordanti looks at Manchester’s new £400 million city centre development.

The £400m St Michael’s development will bring a new level of sophistication and modern living to the city, relieving the growing demand for luxury living in central Manchester. The new development will contribute to the changing shape of central Manchester, pulling more talent and tourism into the city. The upcoming multi-faced development intertwines components involving planning permissions, construction, architectural design and investor engagement.

The mixed-use development comprising a combination of hotel, apartment and office space is set to open its doors in 2027 – being a one-stop destination for work, stay and play.

A notable addition to the city’s commercial real estate portfolio, the St Michael’s development comprises of nine floors of office space with an additional 75,000 sq. ft to follow in phase 2 of the development. Prior to completion, the space has already secured several tenants looking to expand offices. The project has a strong focus on creating an environment where businesses can flourish, and communities can thrive.

No.1 St Michael’s is expected to be the first fully Net Zero Carbon commercial development in the city, both in operation and delivery, aligning with the global shift towards environmentally conscious projects. It’s a glimpse into what the future of business spaces should be – green, efficient, and forward-thinking.

The St. Michael’s development centres around a luxurious five-star W Hotel, operated by the renowned Marriott International group. The 41-storey tower will offer 162 rooms with first-class amenities and services including a 24-hour concierge, AWAY Spa and FIT fitness centre.

Being the first of its kind outside of London, W Residences will feature 217 luxury apartments with access to the W Hotel’s top-class facilities, offering buyers a permanent residence within Manchester’s thriving city centre. The development is expected to heighten the city’s array of hotel-inspired living and potentially elevate the local property market. W Residences is expected to further enhance the city’s status as a global destination for luxury living.

From world-class rooftop dining in Chotto Matte restaurant to a pint in the local Sir Ralph Abercromby pub, the landmark development is set to shape a community centred around work and leisure.
